Each community is as unique as its people. So are their requirements for management services. Before proposing a management agreement we'll meet with you to review the community's needs. We recommend a site tour before making our final proposal and recommendations. The following is a list of some of our most basic services.

| Attend meetings of the board & one annual meeting of the members |
| Prepare all notices of meeting and agenda for membership meetings |
| Maintain the minutes and all official records of the association |
| Prepare all policies and rules for approval by the board or the members as is the requirement of the governing documents |
| Maintain normal office hours for the convenience of the members and companies doing business with the association and provide a twenty-four (24) hour emergency response |
| As agent of the board administer and manage contracts and corporate documents |
| Receive all invoices, billings, and statements belonging to the association |
| Authorize preparation of all checks, drafts and authorization for disbursement |
| Direct the preparation of financial reports in accordance with generally accepted accounting practices |
| Provide comprehensive maintenance tracking and reporting |
| Operating Budget and Reserve Funding recommendations |
| Remittance banking services and accounts receivable |
| Provide monthly financial package |
| Newsletter distribution |
| Perform site inspections |
| Provide completion of initial enforcement action pursuant to the association's governing documents |
